Tyler Houck
Tyler Houck brings a perspective to commercial real estate that few brokers can match — he has spent his entire career on the other side of the lease. Before joining Coldwell Banker Commercial Mountain West, Tyler built and operated NW Cellular Corp, a Metro by T-Mobile retailer that grew from a single counter to more than 50 stores across five states at its peak. Along the way, he negotiated dozens of retail leases, managed landlord relationships, evaluated sites for foot traffic and trade-area strength and learned firsthand what makes a commercial location thrive or struggle. That operator's eye is what he now brings to his clients. Tyler reads a lease from the tenant's chair — the real economics behind base rent, CAM, build-out, and co-tenancy — and translates it into deals that work for landlords and the businesses that fill their spaces. Whether representing a tenant searching for the right space, an owner positioning a property to lease, or an investor weighing an acquisition across retail, office, industrial, or multifamily, he approaches every transaction the way he ran his business: directly, honestly, and focused on the numbers that actually matter.
A lifelong Oregonian based in Salem, Tyler has held his Oregon real estate license for more than seven years and knows the Mid-Willamette Valley as both a longtime business owner and a member of the community. He is a self-made entrepreneur who started with nothing but hustle — and he puts that same drive behind every client he represents.
Above all, Tyler is a family man. Everything he has built has been for his wife, Olivia, and their children — and that same commitment to the people who count on him is exactly what his clients can expect from him.
